Conservation areas, Article 4 Directions, Areas of Outstanding Natural Beauty, and National Parks all shrink or remove these rights. Sometimes completely. So two identical houses on the same street can have totally different rights, purely because of a boundary line drawn years ago.
Eugene Kim, founder of Extension Architecture, sees this constantly: “The biggest mistake is assuming your rights match your neighbours. They often dont. One house extends freely, the next needs a full application, all because of an Article 4 Direction or a conservation boundary. We check that on day one, before anyone gets attached to a design.”
What About the Neighbours?
Under standard permitted development, your neighbors don’t get a formal vote. Meet the conditions, and the right is yours.
The Larger Home Extension Scheme is different. The council must notify your adjoining neighbours. If someone raises a valid objection, the council steps in and decides. Many homeowners assume permitted development means nobody can object. Thats only half true. Before relying on the larger scheme, its worth reading this PD rights and objections guide, especially if you want to keep things friendly next door.
Whatever route you take, get a Lawful Development Certificate. It confirms in writing that your build was lawful. This matters years later, when you sell and a buyer’s solicitor asks for proof.
So Which Route Saves You Time?
A full planning application takes around 8 weeks in most councils, longer if theres a backlog. Permitted development involves no decision at all. If you qualify, the right already exists, so you can move much faster.
The Larger Home Extension Scheme sits in the middle. Because of the neighbor consultation stage, prior approval often takes about as long as a standard application. So the time saving isnt always as big as people hope.
On cost, a Lawful Development Certificate usually runs £108 to £258, depending on your council. A full householder application costs more, roughly £258-£516. For most standard single-story rear extensions, permitted development stays the cheaper and faster path, as long as you’re not in a conservation area or under an Article 4 restriction.
Get this assessment right at the start, and the whole project runs more smoothly. Most permitted development extensions take 6 to 8 months from start to completion, once the design and building regulations work is underway.
